If you've been waiting for just the right time to sell your home and move to the beach, now seems to be the time.  The Permian Basin Board of Realtors reported record numbers for the months of March and April.  According to the article on NewsWest9 in March the average sale price for the 220 homes sold was $356,433 and in April a record breaking 248 homes were sold in the city.  Home listings don't tend to stay in the system for more than a few days with offers piling up the same day they are listed.  With new houses only staying on the  market for a very short time, gone are the days of going out and looking at ten or twenty homes to decide on.  If you're looking for a house and you find one you like you better throw down an offer quick.  The best advice I can give you if you're looking for a new home here in Midland is first and foremost get yourself pre-qualified.  Once you have that taken care of known exactly you can afford and jump on what you want.

Good for sellers, not so much for buyers.
